None of this is new.

Everything is cyclical.

And I think we've always been asking very similar questions about different asset types.

So in my mind, property absolutely has not had its day.

But the better question to be asking is,

How does property sit within my wealth plan?

I think that's what we need to be asking ourselves.

And also kind of looking beyond the headlines, which are usually negative in terms of what's actually happening and why property might be advantageous from an investment perspective.

I think where people come unstuck is they look at it now in terms of year one.

And generally speaking, generally there will be a top up in terms of the incomings don't match the outgoings from a rent interest rate perspective.

So you would expect a top up, but they're not looking at the whole equation.

And again, they're not zooming out in terms of why am I buying this property?

What is the fundamental problem I'm trying to solve?

Which is generally they want to grow wealth or bridge a retirement gap.

So they need to understand kind of that longer term trajectory.

How will this impact me in terms of capital gains?

Need to be looking at kind of what drives that within that particular property.

You want to be looking at, well, inflation eats into our money, which is hard from a cost of living perspective and having cash in the bank.

But super useful from a debt perspective, because in essence, debt will be worth less into the future.
