So that all factors into, well, how will this increase my position thereafter?

Because it is a long-term investment.

Like it is not, I buy a property for most people and sell it the next year.

You buy a good property and you hold it.

So that's a different dynamics.

And sometimes the entry point that people are looking at is challenging.

So lots of my clients, for example, they will more look at a new build property versus an existing property.

Why is that?

You actually need a smaller deposit.

From a lending perspective, you get a master build guarantee for 10 years, which historically has been about a cycle in terms of property, at which time it's doubled.

So you've kind of de-risked it from a repairs and maintenance perspective, which can be

force your hand in having to sell a property at a suboptimal time because it's cyclical.

And also generally a newer property attracts really good solid tenants, which is really useful in terms of longevity and protecting that asset.

So sometimes it's the entry points that people are looking at in terms of the mechanics of what is the right property to buy for them and everyone's different.

Yeah.

Because again, it's always, well, not what will happen when everything's perfect.

It's, well, when the tide goes out, let's make sure no one's swimming naked.

And it's really protective for your position.

Yeah, you're dead right.

It is unrealistic.
