And actually, I'm in Auckland.

I strongly advocate for my clients to have property outside of where they live as well, just in terms of risk mitigation.

We live in New Zealand, weather events, et cetera, natural hazards.

It's a risk mitigant.

So just because it might be challenging at this point in time, it will not always be challenging.

You've got to look at that wider picture in terms of New Zealand because there's some really good stories in terms of growth.

And my clients have done fantastically well of late, even in this market, by buying really well.

It's not just buy any property.

It's buying the right one for you from a dynamics perspective.

So yield is important because that, again, helps you hold it.

But you've got to understand, well, what is the right one for me and be asking the right questions.

I do like lots of property in the South Island.

But again, there's bargains to be had in Auckland as well.

But again, they've got to have the strong fundamentals in place in terms of strong rental demand, in terms of that protects your yield, that capital growth prospects, in terms of

drivers of why it will grow into the future that's important and also the dynamics of what you buy in terms of cash flow so you've got to be mindful of repairs and maintenance etc of a particular property and that's more of a thing in terms of older dwellings because that eats into that capital gain.

Yeah, there's really good stats out there if you look in terms of realestate.co.nz, etc.

But I think it also comes down to your situation and your capacity and what's available to you in terms of, well...

How are you going to get the deposit?

That's important.

And I think that is misunderstood by lots of people as well.
