So I was sitting with some clients the other day and they had almost paid off their mortgage and they're like, right, we're so excited.

We're going to buy a property.

So how long do you think it will take us to save the deposit?

And I'm like, you could buy it tomorrow.

You've got all that equity set in your property, not doing anything at the moment.

So you can use that in terms of deposit.

And I think that's a really positive fundamental in terms of property investing.

Because for most of us, we don't have money chilling in the bank account waiting for us to invest.

But we potentially do have equity in our home.

And I think that ability to leverage that is really powerful in terms of bigger growth potential into the future.

But like anything, you've got to do it well.

And that knowing and understanding your cash flow and how you might be able to top up a property is really important because in essence, you buy the right one and have the ability to hold it through a cycle.

Really important.

I encourage you to work with good people in terms of real estate agents, but also going into it, actually knowing your criteria is really important.

And to be honest, Frances, for all of my clients who invest in property, it's almost a non-negotiable for me that they get it managed.

So again, I think it de-risks the proposition.

Most of my clients just don't have the time nor the inclination to muck around with kind of managing that.

And it's a tax deductible expense.

So it just makes sense.

Yeah, and I think that's why lots of my clients more lean into that newer build property because they're well built, they're up to code and standard, and they know it's going to be a really good home for someone, which is really dearly needed as well from an ethical perspective, you know,
