Interestingly, the Rs in the legislature have been receptive to increased density, but you need to push on these other problem restrictions.

That is if you really care about adding housing units.

California had a similar problem.

I own another property that has an alley accessed ADU in the backyard.

It has enough square footage to subdivide and has no deed restrictions.

When I met with your development department, they stated that even though you approved my ADU with alley access, in order to subdivide, my alley accessed ADU would also have to have access to the public street in the front of the property through what would be the front lot if I subdivide it.

Well that is not smart planning.

Very, very few properties will have a side width wide enough to make a driveway for a backyard house, whether ADU or subdivided.

This is something that the city of Austin can fix.

If the city approved my ADU as a second home with alley access, I shouldn't have to have additional access to the public street.

By the way, two to three off street parking spaces for the phone house would be lost.
