When Stratus first brought the proposal forward, it was largely based on the fact that Austin needs more affordable housing, which we all agree on.
But because that need is real, we must be honest about what meets that need and what merely borrows its name.
Stratus's commitment is to cap ten percent of the units at eighty percent of the median family income.
If one thousand
Apartments are built, as is suggested.
Nine hundred would be a class A market rate, commanding the city's highest rates.
This is not an affordable housing development.
This is a luxury development wearing affordability as a price of admission.
We're also told that an increase in supply of apartments will bring down rents across Austin.
But flooding the market with apartments is not a plan.
It leads to spatial mismatch mismatching.
