I can uh I can point out, I think, Georgie, a couple of really key stats of what's going on at the moment and looking for those green shoots, I think, in terms of house prices, which it depends where you stand as well, doesn't it?
Because if you are um a first time buyer, you know, you're kind of hoping that house prices might be, you know, continuing to be falling in in real terms.
If you're someone that's selling a house or buying a house, it's all about that premium of um, you know, you might not be
Selling for as much as what you were expecting, but that trade up should also be uh cheaper than what was previously on offer.
So you should be basically spending less.
You might be making less on the house you're selling, but you're hopefully spending far less than you would have been to buy the kind of rising up property.
So stats, you want stats.
Okay, so let's paint the picture here.
Uh as of July, average property uh just a shade under 300,000 pounds.
That's according to law.
Only 0.1% more than a year ago.
That's the slowest rate of annual growth since November 2023.
And if you factor in inflation, the average UK property has fallen by around 15% in real terms in the last four years.
In London and the South, that rises to 20% or more.
So property actually has got a bit cheaper.
Uh, but as Helen was talking about there, the pandemic.
Boom was absolutely bonkers.
It was a crazy time.
The property market just went ballistic.
And this is the aftermath of that.
