And to be honest, an aftermath that I think was quite easily easy to predict.

I think actually one of the key metrics, uh, we talk a lot about house price indexes and we talk about how much uh property is worth according to a a raft of these.

Nationwide has

a uh a good barometer here, which is the house price to earnings ratio.

And it's quoted quite a lot because it's quite an important thing.

And it shows you how affordable property is at the current time.

It's actually uh below

the 25 year average, it's at 5.6 times.

So the average property is 5.6 times.

The average annual salary of someone in full-time work.

If you look back in the stats and look at nationwide here, if you go to 2022, it was it was touching seven.

Uh and before the last time it had really peaked out like that was before the financial crisis, which shows you just quite how bonkers everything was.

And then the spell before the pandemic,

Between sort of 2015 and 2021, it was hovering between five and a half uh and six.

So we've we've gone back down.

It's gone back down.

So it's become the last time it was this low was in 2013.

Uh, and that means that essentially it has gone a little bit cheaper uh to buy a home.

Then you have to look at mortgage rates.
