A lot of what's gone on, uh, especially in the last two.

Rates fall by a percentage point, that would give a lot of confidence into the market and would probably see a glut of people looking to move and looking to buy.
Um, and you can see something like that would have a huge effect.
And of course, the real big one is something that we can't predict, Georgie, and that happens in two months' time, and that is the budget.
And unfortunately, we're going to hear the name the word budget a little bit more over the coming months, but we don't know what could be contained in
That budget.
At the moment, there's a lot of nervousness towards the top end of the market.
You only have to look at uh the Rentors Right Act and lots of landlords decided this deciding to sell up because you know they're worried about how that's all going to play out and what's going to happen.
Then we've had all of this talk around mansion tax and reform over um stamp duty and uh council tax.
Which is kind of uh you know, putting people off potentially.
If you're buying a plus one and a half million pound home, which is a very small market, but it trickles all the way down and you're paying a stamp duty bill or, you know, a a near six figure stamp duty bill, and then it gets reformed, and talking about, you know, then he forks out all of that money.
Um and all of that it just adds to the uncertainty across the whole market.
We've got some we've got some experts in here that I think are have given some really good advice.
Um and one of the pieces of advice, and try to hunt it down here, is is uh Craig Fish is a broker who says it's better to buy and a dip than wait for prices to start rising again.
He says, I'm telling clients not to wait for a starting gun that isn't coming.
