I also think there's a myth that only something on land, like house on land, is the only asset class that goes up in value or that goes up the most.

I actually think that's been very much disproven, particularly in the last five years.

I think house price growth on the whole still does increase more in value than units and apartments.

But in the right suburb and the right asset type,

we're actually seeing movement in a whole lot of different ways.

So there are pockets of Sydney and Brisbane where units are outpacing house growth.

And so if you do your research and you understand the suburb, it might be a really great investment too.

Yeah.

Is this something we can rely on?

Well, if we look at population is continuing to increase, a couple of hundred thousand people a year at a minimum, they need to go somewhere.

So you're either going up or you're going out.

And cities are already going out, Australian cities are already going out a heck of a long way.

Like you're talking 40, 50 kilometres to get an affordable place on the fringe.

How much further can they go out?

Probably not much further because it's not just about the housing, it's about the infrastructure that goes with it.

And so, you know, there is the opportunity to go up and that's happening in a lot of places, particularly Melbourne, Brisbane, Sydney, but other centres as well.

As we're seeing more population growth, we're seeing growth in both apartments in some areas and houses in some areas.

So I think it really all, you know, I hate to say it depends, but it always comes down to the area.
