Yeah, there's going to be pockets where house and land doesn't really grow in the way that you expect it to or might even go down or sideways and there's going to be areas where apartments go up in value and the reverse is going to be true too in different suburbs.
So it really pays to understand those dynamics.
Yeah.
Yes.
Yeah, when you think of the, when you look at the origins of the Great Australian Dream, which I talk about in the book and going back to, you know, where does this kind of ideology come from, it wasn't really about being a first-time buyer or getting on the ladder or accumulating wealth.
The promise of it was financial stability, the idea that if you owned a house, a house, that you would have more security and could therefore work harder and build wealth in other areas of your life.
Yeah.
And I actually think that that's kind of the primary goal.
I think if you can build financial growth through property, then absolutely you should make the most of that.
But the comparison that I give when you're thinking about the home that you live in, it's a really different equation if you're looking at investment property.
Yes.
But when you're looking at the home that you live in, imagine if you chose a life partner just based on their credit score or just based on their savings capacity and you –
or how, you know, if you only looked at your life partner through that lens, I think you would miss a lot.
Yeah.
So when you're thinking about the home that you want to live in, sure, you do want to think about finance, but as one of the pillars alongside your time, your relationships, your community, your health, your work opportunities, and when you get them all right or you get them right for you, then you're actually able to make trade-offs that are much more balanced and potentially open up more opportunities for housing that you hadn't thought
lot of before.
Yeah.
So credit score, I believe, is really important right now.
So in the work that we do at Zeru Home Loans, we've got a minimum credit score in the 600s, 650s, or we look at for an individual, which is fairly high.
It's in the kind of good range if you've done your credit score before.
