The reason for that is that we're lending 100% of the property purchase price.
And so we need to be sure that there is like a good fiscal history behind the people that we're working with.
You can really improve your credit score or take a nosedive by all of the other debts that you have in your life that you accumulate without even thinking about your afterpay account.
You might have three credit cards.
Do you use them?
That couch that you bought from Harvey Norman two years ago on finance, having a car loan.
When you add up all of these little pieces of debt that might seem insignificant in and of themselves, they can impact your borrowing capacity by $100,000, $200,000.
Yeah.
And so if you are able to close some of the credit cards, particularly if you're not using them, pay off your car loan, you can potentially borrow a lot more for your mortgage.
And I think while that's not directly your credit score, having lots of smaller debts does decrease your credit score.
And you're going to have more options, be able to get better interest rates, be able to get better loans if you're able to manage some of those other smaller debts.

am not the expert on all of the factors that contribute to how credit scores are assessed.

What I know is that the more debt that you have, the likelihood is that your credit score, even if you're on time with everything, will not be as high.
Yeah.
because it shows perhaps that you've not necessarily that you've got bad spending habits, but just that you've got less borrowing capacity and you've got less ability to pay that.
So it is something that I'm not a financial advisor by any stretch of the imagination, but I think that I ask people to consider because I think they're often not aware that by buying everything on credit and paying it later, even if you pay it off every month, it's going to impact your borrowing capacity.
