This is a good time for a first home buyer to get in if they do want to buy a home.

There's more loan products out there now than ever in New Zealand mortgage history, and we don't know about them and we don't utilise them properly.

Yeah, and the data says it, eh?

This will sound funny to some people, but first home buyers have been blessed the last couple of years, eh?

You know, you're not a first home buyer.

The standard scenario of first home buyer is like, they don't own a house, so they don't want that going up.

They do have a KiwiSaver, so they do want that going up.

And what has happened over the last few years?

KiwiSaver and the share market in general has been doing better than the New Zealand housing market.

There are pockets in New Zealand that have been cranking, but on average, we're still well below the peak of that November 21 to March 22 period was the top of the housing market, really.

And it has not got back there.

And it doesn't seem like it's going to anytime soon either.

So we've kind of been blessed with this long period where you can out-save the market, which is...

Yeah, I mean...

It says record highs, 27 to 28% of new purchases in the last six months of first home buyers.

Long-term average is 22%.

So there's a bigger cohort of them out there giving it a rip, you know?

And yeah, I think it's good in a way.

I mean, I always like, whenever I say that, it's my like financial advisor brain kicks in and it's like, I have to caveat that with like,

know as an individual is it the right thing for you and then i would do what i'd do in a meeting and say let's unpack why you know like let's talk through this you know do you really want to live in a two-bedroom apartment and came you like to get on the ladder yeah
