fundamentally it does come down to the fact if you build enough homes if you build enough homes that people want to live in in particular you don't have these extreme pressures on housing.

And this is a challenge.

I mean, Victoria is a really interesting case at the moment because in Victoria, we are seeing more housing being built than they need effectively.

I mean, they obviously can always have more.

But in Victoria, they are building a lot.

They have done that by relaxing planning controls.

So,

very clearly we can see that when you relax planning controls, you do get a lot of housing being built.

The flip side of that is that the housing that's built may not be as nice as when planning controls are a lot stricter.

So I think, you know, that's probably the biggest risk.

But I think, you know, I think planning, and there's only so many levers government can pull.

And I think planning is the most obvious one.

And, you know, we've seen a lot of success in Victoria.

We're starting to see a lot more success in New South Wales as well as a result of that.

So planning is a big one.

I think too around trades, making sure that you have, you know, training programs in place.

You know, you make sure that if you do trade,

import labour, that they can be trained to Australian standards very quickly.

And we know that there were some changes in the budget around that as well.

So there's definitely things that we can do.
