But, you know, a a leased office will always have a place.

There are companies with real estate teams.

There are companies that have retained agents that, you know, are very good at providing the right advice to do that.

But at the same time, there are occupiers that want

Not an easy life, but they want an easier way in.

There's both sides of the coin.

You're right in saying that a big portion of this market is attractive to SME businesses.

We call them businesses graduating out.

So when I say graduating out, graduating out of serviced offices.

There are lots of businesses that have lived in a serviced office during periods of high growth.

At the inception of their business.

And they reach a point where a service office isn't fit for purpose anymore.

Maybe they're too big and they've outgrown it.

Maybe they need a bit of independence.

There are various reasons.

And those occupiers, often SME businesses, are graduating out of service offices looking for

independence that you can get from a leased space, but at the same time they want the structural simplicity of a serviced office, the single cost per month, the maintenance, the compliance, all of the various bits and pieces that a managed workspace can provide.

But then on the other side of it, and this is the bit that's seldom seen, is in fact the corporate side.
