They're negotiating the term, the rent, the rent free periods, the dilapidation contribution, a service charge cap, a rent review with a cap and collar up and down.
I mean, it there's a myriad of terms to negotiate.
Well, going back to the case.
Bear in mind, once they're agreed.
You then have to do a heads of terms.
And a heads of terms is a non-legally binding document with 25 clauses, all of which suddenly get line by line negotiated.
even though it's not legally binding, then goes to a set of lawyers who will then spend four months negotiating it before someone signs it.
And before they do that, StatDeck has to be signed by another soliciting firm.
And all to say it takes a corporate let's say a corporate needs to make uh a project office for fifty people.
