Now managed offices sort of slot in there as a better solution because they don't necessarily want to be inside a
non-discrete serviced office, but within a managed office they could be.
Now the interesting thing with managed workspace, and this is something for landlords to bear in mind, it's not flex.
Flex is a flexible serviced office.
Managed offices are not flex.
Indeed, there are managed deals out there that are of a flexible nature, but the vast majority average two to four years, which is more or less
in line with uh a conventional lease.

And the document itself, it's not a license.
It's a it's an actual lease, which is another misconception for asset owners, thinking, you know, I don't want to have to give out a license, I need a real lease.
A managed lease is a lease.
It's just you can shorten it down to perhaps five or ten pages as opposed to a hundred pages in a in a formal lease.
Um so the managed upside means the benefit to the asset owner as well as the occupier in acquiring a managed workspace.
Now, for the occupier, we've already discussed there are several benefits for the occupier in which could be summed up with saying it's an easy life.
For landlords and asset owners.
There is also a significant upside.
