Number one, there is often a premium in rent to be received, in the net rent to be received.
And I believe that can be capitalized in the investment market.
And there are two there are two options.
Option one, if you're feeling confident, which which we are, is you know, incorporate incorporate that premium rent into your into your yield.
However, if you want to be a little more risk-averse, I would say, okay, top slice your yield, you know, put put put the premium at a higher yield, discount it a little bit, and you know, you're still going to see an upside.
And that's one side of it.
So on investment value, I think it can present premiums, which can in turn increase your investment value.
But secondly,
There are also the other benefits that come with it, the side benefits, which include
Occupier attention, customer satisfaction, reputation, all of these little bits and pieces are really, really important.
We just we just concluded a uh a transaction recently with a with an AI company and they moved into one of my clients' portfolios, my client self-delivers managed as part of their as part of their offering.
And what the occupier loved was that they met the landlord, a little bit like how a serviced office occupier will meet the serviced office rep.
They met with the landlord and they walked through their portfolio of buildings and they understood that despite the fact they're really fast growing, they might double in the next couple of years.
They were given assurances that this landlord can provide this service, this managed service throughout their portfolio.
Exactly, become a partner.
Yeah.
So I think there's so much value for landlords.
So you have two levels, as you as you quite rightly say.
You have landlords that wish to self deliver.
These are landlords that can be operational in their in their makeup.
