Um it I guess it depends on the landlord, it whether they're as as you were putting it before we started talking, whether they're an active landlord or a maybe owner, operator, owner.

And then you also have what we call s managed service providers, MSPs, we we colloquially call them.

And a managed service provider is quite simple.

It's it's very similar to a managing agent.

Now, if you think about a traditional building with a managing agent, the managing agent maintains the lift, the reception hobby, the common parts exactly.

However, from the outside view to an occupier paying a service charge, they're paying a landlord service charge.

Now, with managed service providers, it's no different, except instead of them managing the

Common parts, they're managing the demise.

Now, we've one of the key things we do at Beam as an agency is we've met with most of the top managed service providers in London.

And we've met with them, understood their model and gone into detail on what they offer, how their pricing works, how their services work.

And what we're able to do is understand who's the best MSP.

for a particular real estate project.

And

This is this is a bit of a problem, I think, in the leasing market and the

Leasing agents who maybe don't quite grasp the full concept of what a managed workspace is and how it's structured and how it's, I guess, paid for and accounted for will typically go towards whatever MSP they they know or are friends with or have had a good experience with, but don't necessarily understand their model.

And, you know, put it for it.

It's a little bit like if you're if you're working on a project and you're in development consultancy phase, it's a bit like choosing the right architect.

There are certain architects I wouldn't recommend for a particular building and vice versa.
