There are some that really excel in the small stuff.
And conversely some that really excel in the large stuff.

So you've got to choose the right one and you've got to establish whether a landlord can self-deliver.
Some can, some prefer not to.
And there's no right or wrong.
There really is.
I think for me what I spot is whether it's an act as you said before, an active landlord or simply a

And for those active landlords, that perhaps, you know, there are lots of landlords that have a brand.
There are lots of landlords that are relatively synonymous with the types of buildings they develop and they're known for developing a certain type.
And those landlords, I think, are.
Really great to be to be pursuing managed offices.
Um, you know, cool cool I I I believe, for example, GPE are doing an incredible job with their managed product.
I think that they're becoming a brand that is very trusted by occupiers.
And I remember I was talking with an occupier inside a GPE building at the moment, and they were telling me that they as and when they come to the point of moving.

It's a GP, yeah.
