Maybe this service and maybe that service, but they're forgetting about the service over there and the service over here.
And in my mind, that means they're not really a bona fide managed product.
So what we've been doing at Beam is uh we've been trying to create some thresholds.
And the way we see it is you have three ways of doing it: essential, core, and premium.
Essential is your minimum viable product.
What is the minimum that you need to be providing as a landlord to call yourself managed?
To qualify as managed, okay.
Exactly.
And what's that threshold?
That threshold is generally going to be all of the occupancy costs, rent rate, service charge, insurance, et cetera, plus cleaning.
IT infrastructure, um, health and safety, compliance, and maybe account management, something like that.
What is core?
And core is that kind of middle ground where it's the same as essential, but let's elevate it with some food and beverage and a few other bits and pieces.
And then we move on to what we call premium.
And premium is that sort of a lacar that that that you're mentioning where, you know, maybe you want to add fresh plants.
Maybe you need a much higher bandwidth of internet and you need an enhanced package.
Maybe you want to have enhanced catering, monthly chef coming into your office.
But we think that by categorizing this properly, what you're able to do is really d distinguish between what is merely an all-inclusive rate and what is a managed product.
