It's interesting when you categorize this, the response you get from the market.

So a big part a b a big portion of the market that we advertise properties to are the brokerage community.

Now, in commercial real estate, I say you've got three parts of the market.

You have the traditional agency community.

uh which you know comprises the typical agencies we all we all know.

Secondly, you have the occupiers themselves, direct occupiers coming through, you know, self delivered marketing or whatever it may be.

How big is that second?

How long is a piece of string?

I think it's it's really hard to disseminate.

The the funny thing is, because the f uh managed and flexed market is so siloed from the traditional market, it's really hard to establish.

So, I mean, we were looking at some statistics uh recently, and the data shows that if you look at the traditional market data.

The majority of demand from direct occupiers are between two and a half to five thousand square foot office spaces, right?

That's coming from the traditional world.

But then if you look at data in the flex space and what you know flexible workspace brokers and service office uh operators are getting in their inbound leads, the number of requirements sub fifteen hundred square foot eclipses the entire conventional marketplace in number of requirements.

Obviously not square footage, but number of requirements.

I guess there's a bit of a how long's a piece of string in this in this in this uh question.

But I think what it does show us is that a significant portion of smaller occupiers are going towards flexible managed space.

That's not to say there aren't big occupiers there too.
