And you know, I don't think there's a bad thing in landlords pivoting away from being

discrete asset owners into more active service providing landlords.

I don't think there's anything wrong with that.

And I think

I think that can only benefit the office world.

So we were instructed by a landlord who was saying to us, look, we've we've got a building, uh beautiful building, and we have done a cat A plus, fully fitted and furnished, and we don't know what to do.

It's been on the market for a year.

How do we how do we capture this this next evolution of workplace?

We got into discussions and they uh took the decision to provide a managed solution.

Now they'd already exactly I mean, luckily they'd already set this up internally before we came along.

Good.

So capacity to deliver.

They had the capacity to deliver, but the funny thing was they didn't have the capacity to sell it.

Oh.

So they had a managed product, they'd done their cash flows, they'd figured out their suppliers, everything was ready to go.

And they had instructed, you know, their agency team, they were on the market, on the market for twelve months, and they couldn't capture an occupier.
