Landlord got a managed lease, a proper lease.
And within that lease, and this is another part of the upside, right?
The lease doesn't say
200 pounds a square foot, or whatever the rate may have been.
The lease will say that the rent is X and the running costs are Y.
What that does is number one, it gives the landlord a rent line item to capitalize.
Okay.
But secondly, it shows the occupier when they read that lease.
The running costs are more than the rent.
And psychologically for an occupier, they can see that, you know, big mean landlord is not actually taking the lion's share of the cost as profit.
Interesting.
It's mostly going into running your space.
And what's amazing, so this occupier moves in within three weeks.
Uh I saw them on site last week.
I was doing a viewing on another floor of the building.
They were over the moon.
They loved the space, they loved the building, they loved the relationship they'd already forged with the landlord.
And since moving in,
So they'd done a three week deal, they'd been in for two weeks, they'd already started elevating service, wanting, you know, fresh plants, maybe enhancing their F and B offering.
All of these little things are simply raising the value of the space and deepening that occupier relationship between landlord and tenant.
