What is the rationale?

They want to see what it's like.
Some people say, well, I want to see what it feels like to be there alone.
I want to see if there's noises at night.
And some of the realtors are like, well, that's okay.
Some of them are like, no, because of liability.
I mean, what if something goes wrong?
And if something really goes wrong, bang, now they have to sell a house that's haunted.
Lots of bad things happened in this house.
