People think warehouse, they think of a commercial flex building that a private developer would build.

That is not what this is.

I learned through this process from Ernie that Loudoun County either owns or leases 150 plus properties throughout the county.

And the Department of General Services is responsible for maintaining all those facilities.

And right now, where maintenance items are stored is scattered throughout the county.

This will consolidate all of the maintenance storage.

Think of it like every time somewhere in one of your buildings, a light bulb goes out or an air filter needs to be replaced.

Someone from staff, Department of General Services staff has to go to one of these warehouses and it will be this one hopefully, to pick up that maintenance item and then they drive to the other facility and perform that maintenance.

This will also be the records repository for Loudoun County.

And this is where the majority of Department of General Services staff will reside now.

They're gonna have a lot of office space here.

So this is our traffic slide.

And as you mentioned, Supervisor Tercroni, there is a significant reduction in vehicle trips.

The elementary school that was proffered and studied during the original rezoning results in almost 2,200 weekday vehicle trips.

This proposed warehouse use is just over 1,200 vehicle weekday trips.

So it is a 43% reduction from the elementary school to this use.

and there's 546 fewer AM vehicle trips.

It is also important to note that with the development of this land bay, there are multiple proffer triggers that the developer will have to submit warrant studies and at the appropriate time, they will install the signal at Natchez Drive and Crosschild Boulevards.

That is not something that the county has to pay for or do, that is the developer responsibility.

We have a number of commitments that we've made on this project.
