So I think when you talk to the builder that did the report, and don't be scared to call the builder.
People sometimes think, especially their first time, that when they're looking at this report, that's all they have.
But you have every right to call that builder that did the report and say, can you explain this more?

Because if you're looking at a house that was built three years ago, that might be really different to a house that was built in 1967 where you're expecting there to be
you know, structural issues or issues with a house of that age.
Yeah, so anything to do, yeah, strata reports are different.
So your conveyancer will order a strata report if you're buying something, you know, if you're buying, let's say you use a block of units, for example, it's part of a, you know, a strata block and there is a strata report and it will say things about the whole building.
So, you know, if there's major repairs or if there's a strata building might have a sinking fund, which is the money that's saved up to deal with repairs and they will flag things if there's an issue, right?
And you need to understand that, just like you would a person building a report for a house.
Yeah, so if you're buying a property and it's under what's called private treaty, which is the most common process in Australia, you're getting all of these things done before you unconditionally exchange.
Now, at unconditional, which, you know, I'm just going to use, I'll still use New South Wales as an example.
If there was a five-day cooling off period at the end of that cooling off period, you pay the remainder of your 10% deposit.
Your conveyancer will check that your finance is formally approved.
You're happy with everything about the property.
And it goes into what's called unconditional, which means there is no turning back.
So depending on your state, unconditional is at that time at the end of the cooling off period or the end of the finance clause, there's no pulling out.
So that property is yours.
And the only thing that there is to do now is wait for the settlement period.
