Can I tell you a story from a conversation I had on the way here?
No, you can't, but yes, you can.
I had a conversation with another mortgage broker and he called me and said, I saw you on your social saying something about help to buy.
That surprises me that you would be condoning something that's government-owned.
And I said...
I spoke to a client last week that was choosing between a one-bedroom apartment they could buy on their own or a three-bedroom townhouse that they could have 70% of and the government owned 30%.
What are you suggesting they did?
It was like, yeah, that made sense.
And if you don't have the help to buy scheme, if you don't have another choice, if you can only afford a mortgage of $500,000, but it would take $700,000 to get you into a property in your area that you want to leave, you don't want to leave your area, you don't want to go and move everything away from your family, then isn't having 70% of a home better than having nothing?
Yeah.
Obviously, if you've got a lot of choices, you're not going down that road, but it's about what's available to you.
Yeah, and I think people who listen to This Is Property will know that I was pretty negative about this scheme a few years ago when they trialled it in Victoria.
But having released a lot of people from it, I feel really differently.
So I've seen people now go through the whole process where they're bought with the government and they've either become partnered or they've sold and bought another asset or they've refinanced and gotten the government off, and now I feel a whole lot more comfortable with it because those people would not have gotten into the market otherwise otherwise.
And so when you see that it's not forever, it's to get into the market for a period of time, you can see that there's actual benefits.
Now, for anybody like Josh, I guess that's a really common question.
When do you find out about all of these things?
The first thing I would do is have an appointment with both a conveyancer in your state and a mortgage broker and understand what's available to you before you start the process because you might be on a savings plan thinking you need...
X. But once you realize all of these things that are available to you, you might need Y. So why plan for one when you don't know what it is?
