You've got to really understand that until the contracts have exchanged, until you've legally bound yourself to that property and the vendor to you, the property's on the market.
So just because the agent said, oh great, your offer's been accepted,
please don't let that give you comfort.
It just means that you are now in a position to take that property off the market.
They've accepted your offer, but until you sign the contract, it is not your property.
Yeah, so this is very different between what percentage of the property you're borrowing.
So let's say you were borrowing, I don't know, let's say you were doing a 5% deposit.
You know, you're under that scheme.
There would be a full valuation done of the property and a valuer actually goes out and physically inspects the property.
But sometimes that's not done.
Sometimes you might only be borrowing a little bit less and
or the bank has a different policy and they look at that contract of sale and they might do what's called a desktop valuation.
So the computer says, that seems fair and reasonable.
So a full valuation isn't done.
But sometimes the valuation can be an issue where let's say you're borrowing on a property and you've agreed on the price.
And we had this happen last week at a regional property.
The
buyer was really happy with the price, the vendor, they'd agreed, they'd exchanged contracts, the valuer said, this property isn't worth this much.
We think it's worth this much, but the bank will lend on the contract price or the valuation, whichever's lower.
So if the valuation comes in under purchase price, that can be an issue.
