And this is different depending on what you're actually signing.
But if let's say you're in New South Wales and you're in a finance clause, you've paid your 0.25 and you have to pull out for finance, you still lose that 0.25 deposit.
But if you were in, let's use Queensland for an example, and you have gone into a contract, but there's a finance clause, if you can't get finance, you actually don't lose your 0.25.
Because there was a finance clause.
It means you can leave this contract because of finance.
And this is why I say to sit down with a conveyancer before you start so you understand all of these little nuances before you go in and start to negotiate on properties.

Now for me, if I was buying a property and I'm very experienced at buying properties, I'd put my offer in writing and I would be really assertive.
I would say, here's my offer.
I'm coming into your office, the real estate agent today to sign a contract.
I want to take it off the market.
I want them to know that I'm confident and I'm prepared.
But at the end of the day, I also know there's a cooling off period.
And I also know I can get out of that contract by paying that 0.25.
So I think the more knowledge you have, the more confidence you go in with, which is why I say to talk to your mortgage broker, talk to your conveyancer, have all of the experience behind you before you go in and start to talk to real estate agents.
