And to provide a level of service I did not see happening from these other companies.
And that we would only take on houses that would kind of fit within that so that we would just stay consistent always on this one type of service.
So that was the gap we saw.
I continue to see that in a lot of markets.
And I think, you know, there's more options.
There's more vacation rental companies than there were back in 08.
But there's still...
Always a much smaller group that's trying to provide luxury service.
A lot of people say luxury, but for the ones that are actually trying to go a few steps above with the kind of service that they provide, that remains fairly rare.
And so it's a good spot to try and go into, I think.
Maybe not everywhere.
Maybe there's some saturation in some markets.
But I think there's still a lot of places where you can go in
if you're willing to go above and beyond and you'll, you'll stand out, you know, because it's not, everyone's willing to do that.
yeah from a product standpoint yeah I mean definitely we saw the gap right it was like the fact that we had tried a couple of the companies that seemed like they were the most luxury focused at the time and we were seeing that they were it's not that they weren't providing any service or they weren't doing a good job they just weren't going that extra step right it was the difference between the perception of
what this is the old age old thing like what is luxury and what they were doing you know we i didn't think it was there so then we started the company and honestly part of the reason that i wanted to push that we manage luxury properties only but for us that means like around a thousand dollars a night as a base like lowest rate for the kind of stuff that we manage and on up to 10 or higher 10 or 10 000 or more per night but i part of it was
that I saw the gap.
The other part of it was I realized we would be, we would be required to manage less properties, but still to get more revenue into the business, right?
So like with our revenue split, which we started at a 75-25 and over the years, now we're at like a 35-65 split, but
When we started, it was like just the math of, okay, we're going to take this split.
