What's too big?

So for us, you know, like I said, we're around 200.

We are focused on growth right now.

So we've never acquired another company.

We grew into Jackson Hole and Sun Valley organically, like just, you know, opening another office.

We are thinking right now, what if we were to expand maybe three more markets?

whether that would be organically or through acquisition.

And there's a lot of talk about that with us right now.

But I'm always thinking of like, okay, if we were to do that, would it be 20 properties?

Like what kind of a property would we want to acquire?

Because we wouldn't want it to be too big because we still want to carefully manage the scaling so that we don't lose our ability to provide consistent service.

So I don't think that's figured out yet.

I have a few ideas about it.

Like to me, it feels like maybe,

around 200 to 300 properties per market, if you're trying to do very luxury service, I think that that's attainable.

And I think probably beyond that would be pretty difficult, knowing that I have 50 people in Park City.

And so I have 140 houses and 50.
