Without repeating what the city manager had read in the subject line, this is, again, to consider a residential project with 27 three-story townhomes, including fire-affordable units, and existing office development off of Banley Drive.
A little bit of background.
As you can see on this slide, here's an overview of the zoning map of the area with the project site highlighted in red.
Pretty much in the middle of the screen, you can see that it's a mix of uses.
Most of the uses are mostly uses around Bentley Drive between Lazanillo and Mariani Avenue.
are office developments with the exception of the Church in Christ, which is catty corner to the project site, as well as a single home, family home development on Mary Avenue, adjacent to the R110 district and across from the R17 district.
You do have triplexes to the southwest of the development, as well as further office and commercial office uses to the south.
The site itself is 1.55 acres.
On that site you do have an existing 20,000 square foot commercial office building with multiple tenants.
I believe there's about seven operating there currently.
It is within the North De Anza special area of the general plan.
And within the North De Anza conceptual plan area, which is a conceptual plan that was approved by council in the mid 1970s.
A little bit of background on this project.
As mentioned earlier, this project came in in July of 2025 with the SB 330 pre-application.
By November 6th, the application was submitted.
