And so we just made it happen.

You know, we have some investors we work with too, and they were very happy.

They're like, they saw the vision too.

But, you know, I think you're seeing a little bit more of that, but,

the typical for like a luxury custom builder they might go partner with a land developer right and that land developer might have three to four luxury builders in that development at least that's how it works in our market and that that builder will do like hey i i want to be in this development i i will build a model on one of your lots and then i also will do a takedown schedule basically of what it is of selling those i'll buy a certain amount of lots

whatever year or maybe I buy one a year, even if I haven't sold it, I'm on the hook to buy it.

Right.

That's how these land developers, but then you also get maybe some exclusivity with, you know, maybe it's only two other builders or maybe three other builders.

This one was very unique.

And then, you know, we put, you know, our butt on the line, right.

And we're like, we're going to do this and we're going to go get a loan for this.

And we're going to,

You know, for any money we can't come up with, we're going to do that.

But, you know, we knew we would have to pay interest payments and all that stuff.

But it was a calculated risk because we had, out of the 14 lots, we already had three or four reservations on these lots.

And the developer was kind of like, hey, I'm going to go put this on the market and I'm going to raise all the prices.

And we were going to lose all those reservations.

And we're just like, this is worth the risk, you know, to take it and go for those four reservations.

just for those four reservations that we already knew we were going to build for.

You know, honestly, I think it was a little bit of both, right?
