I would say it's a little bit of both, but probably more on the,
on the holy cow, this is something cool that we could have in our portfolio and show off our design.
So it was maybe 60, 40, but yeah.
But obviously when the, the build started rolling in and we got some really big ones out there, then it was like financially, this has got anyone, it got us through COVID.
Right.
I mean, it totally did.
Right.
I mean, it could have been, I, the last thing you want to do is let a team member of yours go that you really want to keep.
And it kept everybody there, you know?
Yeah.
And now we've grown even since then.
So.
So yeah, it's been great.
early days, we pretty much did mostly spec homes because we didn't have a following yet.
Right.
And, you know, those are just like, it's fist price to yourself, really.
It's like, you're like, yeah, I can build a store and you, you know, you, you do okay on some of them, you do really good on other ones.
Um, but when we started taking on clients, you know, we looked at obviously a lot of the big people, big firms in town and, you know, they were all cost plus and, you know, anytime you're getting at least
price-wise in our local market, you're getting above that million dollar mark.
To me, it's just like, there's so many variables that happen that to not do something cost plus is it's dangerous as a builder because you could shoot yourself in the foot really fast.
