But certainly when we look at some of the the numbers, so you know, in the month of May, Sydney was down uh point nine of a percent, Melbourne was down matched
point eight, uh other capital cities generally pretty robust. matched
Um but uh you know the this is starting to get interesting in the sense that I guess it's the first time that that I can actually think of where we've had the combination of rate hikes um but also like a really significant shift in exogenous housing policy and in this case it's around the tax arrangements. matched
uh, you know, particularly for investors. matched
And so the combination of those two things I think has the potential to be possibly quite powerful and matched
We're we're giving a fair bit of thought to this issue at the moment. matched
Um we already had a yeah, I guess what you'd call a sort of mini cycle in housing. matched
in our numbers because we knew we were going to get what we thought was probably hundred points of rate hikes. matched
So that was always going to have some impact. matched
And in fact, you know, well before the budget, you could see housing market was starting to soften a little bit. matched
But now we've thrown something, you know, quite significant on top of that. matched
And I think at a minimum, you know, it probably means we are going to get a bigger cycle in in housing. matched
And while it's only, you know, in a sort of very narrow sense, quite a small part of GDP, we do know that it's got quite big multiplier effects through the economy. matched
So I do think this is this is an interesting um sort of development for the domestic economy and and we will have a bit more to say on this later in the week, but it does, I think, raise some matched

Yeah, and I think it will take, you know, a little bit to how to understand, you know, what's what's going on in housing. matched
So it's probably a little bit too early to to rush to any conclusions. matched
But I think, you know, in terms of thinking a bit more sort of longer term and broadly about the economy and and you know, where monetary policy might settle, I mean this is certainly a new development that that really just complicates. matched
