It took two years for them to implement or to go through the ordinance.
But this essentially is an amazing tool that allows the
locality to hold the base assessment tax stable for a number of period, for a number of years, whatever that locality's ordinance is defined.
So one, five, 10, it could even be a sliding scale.
And so the increased assessment
from the improvements is what gets abated for that period.
And that's huge because when I talked about the pro forma and then it may take many years before a development can start to actually even break even, that helps to cut costs and it helps to reduce a lot of that risk in the beginning years.
The Redevelopment Opportunity Fund, honestly, the Redevelopment Opportunity Fund can actually go, depending on how it gets defined, not only for purchasing some of these small parcels of land so that we can assemble property, but it can help with the facade improvement program, and it can help to attract some targeted industries, maybe not within our...
our standard target industry program.
So that could be a very flexible tool that would be able to help move this along.
So we talked a little bit about placemaking and retail.
That is super important while you're focused on the infrastructure of redevelopment.
Most of our residents, and well, all of us personally, we feel redevelopment in the places where we like to eat, shop, and experience the place.
And so this is very much part of our strategy, working towards trying to work with other higher-end retailers to attract them.
Looking at placemaking strategies, we continue to try to work with developers about
pop-up events and other events that we can draw people into the area that don't come there normally so they can see the excitement.
That is one of the reasons why we actually moved the Make Your Mark event to the east side of the county so we could bring a whole other population that maybe doesn't get to experience to the east side of the county to show them
that this is an amazing venue and place that they can do.
One of the pieces that I do want to point out is that right now we do not have technically a retail attraction program.
That's a special set of brokers and developers that work in retail.
