Here's my conversation with Matt Radd, the founder of eBusiness Institute. Matt, welcome back to the Voices of Search podcast. Great to be here, Gangbin. Excited to have you back here. Excited to continue our conversation. Where yesterday we talked about how SEO is a lot like real estate.
Where there's an opportunity for people with an understanding how to grow websites organically to actually purchase a website, do a renovation and sell it, be a flipper and and make some money. I think all of this has to do with understanding the value of what your work is and and also the value of the property.

So we're yesterday we talked about the process of how do you find a website, how do you turn it around, how do you flip it? Let's talk about the valuation. How do you know what you should buy it for and know what you could sell it for? Give me the one on one.
Okay, so This is the key skill. And I think all your listeners would be at a huge advantage to most people out there because SEO is kind of the fundamental skill that you need with digital assets, even if you're using paid traffic. I think SEO skills are enormously valuable. And in valuing websites, basically they work on a multiplier of the profit, just like any traditional bricks and mortar business. And in particular, I will mention there are three big key factors that you want to look at. And I think if you listen to this podcast, you're going to love it because you're going to realize I've got these skills every day. You're probably looking at websites that once you look at them in this way, you'll realize far out, them they are worth a lot of money.
And the main one is profit, which I mentioned, so we get that off the owner, but traffic and the market or niche. Research. So they're the three things that we use to value, like to work out how valuable are these websites. And there's actually a lot of other factors too. Like we'll look at the age of the site, just like a more established site is worth a lot. Does it have real content, a real following? What other assets come with it? So these days, you know, a YouTube channel or social media channels can be hugely valuable as well.

But in particular, the massive Massive new value adder, which we've always talked about for the last like nothing's really changed in what 15 years that we've been teaching this stuff. But the big one now is an email list. So I know a lot of people are saying that, and we've always looked for an email list, but it's even more important with AI and with the latest Google HCU, you know, um updates and changes, we're finding email lists with Websites add a massive value to it. So what we're looking at very top level, most websites, if you're starting out looking around, just work on a what's called a three times multiple. So if the website's making a hundred grand a year, it sells for you would exp and it's a genuine real website, you would expect it to sell for anywhere from 200,000 to 300,000.
