You get it right, property might double in three years' time.
You get it wrong, it might do nothing for 20.
So short answer is if you want to do cash flow, go smaller regions where land is cheap.
If you want a bit more stable growth, go where the bigger populations are like Auckland and Christchurch.
One small thing that I think gives a lot of people a lot of confidence sometimes is that banks will assess with test rates, right, which are already higher, which means at least in the resi space, they fully assess your position and they know you can make those repayments, even if interest go another 1.5% or 2% higher than what it is.
This is something that's really good to point out, right, because it's easy to assume that Grant and I are, you know, opposing forces and competitors and we're trying to convince you which way.
But quite often, and I tell clients this directly, that resi is just a stepping stone to get to commercial at a later date.
Yeah, and like with apartments as well, almost all unit title properties will have terrible capital growth over time where you don't actually own the land anyway.
Yeah, I mean... Investment.

Super difficult to say specifically, but the short answer is anyone who's operating with a budget of sub $700,000 and wants to be in a central city like Auckland or Christchurch, you naturally want to cancel out Auckland at the moment unless you have like, you know, some openness to the likes of Pakuranga or the Mount Wellington or a little bit further out, which we aren't really super
at the moment.
There's so much oversupply.
So the short answer is you will have a much higher success rate in Christchurch within five to 10 minutes of the city without having to make any compromises.
Off the top of my head right now, there's a couple of really great properties.
That same development that was on the screen before, early 600Ks, you can pick up a two-beddy with a garage there, great school zoning, seven minutes of the city, great build quality, ticks all the boxes.
Our target in Christchurch is circa 5% gross as a minimum.
It's
a sliding scale.
You can achieve way higher gross yields, but there's usually a compromise being made where you don't have an allocated car park or it's one of 50 in a development or it's in a super rough neighborhood.
