I think that one of the biggest things to consider right now is the opportunity cost of holding the wrong asset.
Because a lot of people are so scared to, in this case, you know, just break even, just break even, which is actually a great position compared to a lot of people.
If you believe it's a great asset and it ticks all the boxes and you think it's likely to do well over the next period of time that you intend to hold it for, then I don't see any reason to.
The only reason you would is if, as a really clear example, you bought a unit title apartment with no car parking in an area where there's very little demand for that, you're probably better off considering switching out assets.
If you can, obviously talk to Mike or your broker before you make any of those decisions to make sure that next step is possible because there's an element of holding something half decent is probably better than putting yourself out of the market completely.

Mm, it's a tough decision, right?
Because a lot of these people are also burnt.
And I know one of your strategies that you'll talk about is um buying the debt for lack of a better term, which often isn't applied to property.
But for those people, man, yeah, they're they're seriously in a tricky place.
A lot of them don't have any options other than to either hold or cut their losses.
So um yeah, I'm interested to hear what you have to say, Jay.
Yeah, I mean, uh there's a couple of things here.
I have a slightly different perspective on the supply-demand side, only because I'm on the ground day-to-day with the new build side of things, which is obviously new delivery to the market of product.
I definitely see right now there is an oversupply of garbage in the market, which is obviously the stagnant stock that produces, you know, people in fire selling positions where developers have just cut the margin out, pulling the market down.
So this doesn't necessarily help, you know, the purpose of this conversation about what to do if you haven't bought.
But that's what's put our clients in a really good position to buy now if they can, because even the really good developers have had to price.
