It is a split market where Auckland's down tremendously.
Christchurch has been buoyant and it's on par with its all-time median highs.
The listings on the market right now, all-time highs, this is a really interesting one.
And I think there's a big reason why we're securing such great discounts and opportunities for clients right now, because the headlines will have you very well aware that there's a massive oversupply of particular new builds
country.
I mean, residential in general, but new builds especially are the worst in the oversupply nature.
But what's sitting on the market that's slow and stagnant is the rubbish, right?
We speak about this on the podcast quite a bit where not all homes are equal, of course.
And there's very clear issues with some of the stagnant stock that sits on the market.
And it all just comes back to supply and demand.
I don't want to waffle too much and take up too much time.
But what I said to all my clients in the resi market is you can make it as complicated as you want.
We can get really granular about all of these different stats.
through due diligence to an extent.
But ultimately, if you just zoom back and you just think about supply and demand.
You focus on high-quality homes in good neighborhoods where people are likely to want to live over the long term.
A lot of this stuff starts to become a little less relevant.
I'm kind of going off track there for a second, but back to the oversupply.
The crap that sits on the market is forcing the really good providers to drop their prices.
And as an example, in Auckland recently, we had a development that was released at $779K asking price.
