The size of the development is really important.
That's where the oversupply exists on a more micro basis.
If you buy a two-bedroom townhouse and a development of 50 to 100 identical homes, it's probably not going to do you too well over the long term.
And there's other reasons why those sort of developments don't perform so well, like impractical parking allocation.
There's just an overflow of cars out onto the street.
Even down to floor plans, there's some funny ones where...
You assume developers are professionals in the game and they know what they're doing.
And then you visit some of these show homes where the workmanship is just atrocious and they've got the toilet facing the wall so you can't even use it properly.
I won't
about that exactly specifically.
But, yeah, there's some funny cases where you've got to have your wits about you to a point.
But if you know what you're looking for, you get all those boxes ticked with the key criteria, we've got a really good chance to pay far less than we were even a year or two
