Generally speaking, rents have been pretty flat for a while in the resi market.
They've not declined a little bit.
But obviously, the values aren't necessarily directly tied together.
So resi values is improvement value or construction value and land value.
A couple of things.
I'm skipping ahead a little bit, but the cost of construction is continuously going up.
We've got material costs and labor costs, which keeps going up.
So that portion, the improvement value or the cost to replace a home,
you know over the long term is almost inevitably going to go up um the land value that all just comes back to that same supply and demand we were talking about you know if you're focusing on really high demand areas where
more families or more and more individuals want to keep moving towards there's always going to be upwards pressure hence why we have that pretty simple rule of thumb of trying to get as close to the cbds as possible without compromising on the other criterias um
and then it comes down to the smaller stuff as well when it's um you know picking the the right home in the particular development you know there might be six three bedrooms in that development but we pick the back left one for a very specific reason whether that's
the sunlight orientation the floor plan the pricing etc and maybe pricing is another really good point um obviously a really good rule of thumb is to pay less than everybody else
