Which is a really good way because obviously one of the downsides with new build in some cases is that you can't really add value.
Unless you buy a complete piece of crap, hopefully you're not going to have to do any work at all on that home over the long term, which for some people is a downside.
But for a passive investor, that's why it's so important to buy well and why it makes so much sense for passive investors to get in the market at the moment.
And the slide on the screen there, a slight different point.
You can see with those 2% interest rates through COVID, everyone knows that we had some just artificial inflation of prices.
And we've had a really strong correction where if you plot it out linearly over a long term, it's circa 5% or so growth rates.
we've pretty much corrected back to baseline as to where we should be.
So I think that's just another reassuring factor that gives me a bit of confidence that property is in a good place.
Yeah, I definitely think to a degree.
And it's funny, we were talking about some different forecast numbers earlier.
And I searched up those same sources.
Yeah.
At the start of the year, they had much more audacious.
Yeah.
Where, you know, everyone keeps looking at their crystal ball and adjusting it based on exactly what's happening in the current market.
Hence why we talk about, you know, a lot of people are trying to make decisions based on the headlines.
just got to take a step back and zoom out.
