We're like, look, anything shorter than that, you are going to be quite subject to the volatility of the market.
But when you look at New Zealand on 10-year windows, I can't remember the exact stat off the top of my head, but it's an extremely high hit rate of probability of success and good capital growth

Yeah, I mean, like not to spend too much time on that point, but the using it wrong point of view with the leverage side of things, I mean, that's where a lot of extremely sharp mortgagee discounts are wanted to be found at the moment in the resi space from unfortunately people putting themselves in a position where they're like,
either stretched to their max or had to change the circumstances and couldn't sustain it, which I guess is a big thing.
I'm not sure if it's on another slide to come, but making sure that when you're going through this process, you've run your numbers, you understand your affordability, you've tested your position at high interest rates, or if you were to lose a tenant for a long period of time and you can sustain that, because that's where all the risk comes from is if you can't and you have to exit quickly.
