When you zoom out again and you're just looking at things from a more objective lens, New Zealand's a super attractive country
it's highly likely that's going to remain the case for a very long time.
There's a lot of people who are trying to move into the country.
In the property market specifically, we've been compared to Australia a lot
last few years.
My sister's just exited a property in Perth over there.
done tremendously well over a very short period of time.
But now it's starting to decline a bit and New Zealand's all of a sudden becoming very attractive once again.

Yeah, I do just want to quickly add one more point to the net migration side of things.
Net migration is a really important number, but domestic migration is also super important.
And it has a really big influence over where we recommend and the different yields you expect.
Because when you think about the land value component,
Land goes up in value when lots of people want it and there's a constricted supply, right?
