Hence, investing into landlocked areas where they can't produce more land out of nothing.
And, you know, Wellington's an interesting example at the moment where when you compare it to the likes of Auckland and Christchurch, Wellington's had a shocking time over the last little while.
Arguably, it's getting to a point where it's, you know, quote unquote, undervalued and you can find some good deals.
But generally speaking, I don't have data on this, but I have a feeling that if you ask a large sample size of people which city you'd rather move to, there's probably going to be an overwhelming bias towards the likes of Auckland and Christchurch compared to those sort of markets, which is why a lot of our clients will end up focusing on those areas.
And then once you look at those areas specifically, again, back to that rule of thumb about where do most people want to live and trying to get as close to those areas as possible without blowing up your cash flow.
Yeah, I mean, I think we're definitely going to experience a bit of a hangover from this election.
I think people are going to be a little bit slow.
This is a very small sample size, but from what we're experiencing with our clients and a lot of other similar providers in the market, there seems to be a massive uptick at the moment
activity and desire to take some action, which I wasn't expecting.
I don't think there's any key reason behind it other than maybe it's spring and people are feeling a bit better.
We do have a bit of an uptick right now, but as far as actual pricing movement, there's obviously a massive oversupply on the market and there's going to be some election influence over people's confidence.
Three to six months, we're going to get into the start of next year before we see any upwards movement, I think.
From there, it's probably going to be pretty slow.
I'm not going to sit here and say it's going to go gangbusters and you need to act right now.

And I think through the back end of next year, things should start looking pretty positive again.

And then you said in the office recently about the appetite of the lenders and the banks.
That's been pretty aggressive lately.
