If you have a 10-year plus horizon, which for assets like property and equities, you need to have that kind of horizon, then whether you'd buy today, tomorrow, next week or next month –
doesn't really matter.
And even if it did, good luck trying to predict when the perfect time is because there is really no ideal prediction here.
One thing I would say is that, and I'm a little bit torn here because certainly when I look at the underlying fundamentals of the property market, we still have a shortage of property, at least certainly in our major centres.
So demand for property has exceeded supply
It continues to exceed supply.
And so, consequently, this – my narrow economist training says if demand exceeds supply, prices should go up.
At least not go down.
And so – and also, we're seeing upward pressure on rents.
So, you know, certainly the rental yield is still probably okay, depending on where you are.
