Taking a longer-term view, whether you buy next week or next month, it doesn't really matter.
One thing I would say, though, is that when people talk about a housing affordability problem, when they talk about prices, effectively what they're saying is that the price of a house, the price of an apartment or whatever, has risen so fast that as a multiple of people's income, it's become obscene.
Now, that to me says the market is overvalued.
But how does it correct and can it correct when you've still got excess demand for property?
And will it correct?
Well, that's the point.
And I think people have been talking down the Australian property market for as long as I've been in the markets, which has been a very long time.
We do go through periods where prices flatten out.
We do go through periods where prices can decline.
But I've heard so many people predict a 20%, 30% property market crash in Australia for decades.
as I said, as long as I've been doing this job.
Yeah, good luck with that.
I just don't think those predictions are terribly reliable.
Personally, I don't own an investment property.
I've never had any desire to own an investment property.
I don't really want to have to deal with real estate agents and tenants and maintenance and all the rest of it.
But, you know, obviously investment property remains a popular asset class and it can have a role in a portfolio.
But it is a longer term, like anything, it's like any long-term asset.
You go into it with your eyes wide open, understand the risks involved and be prepared to think longer term about it.
