And so buying now or buying next week or next month, I don't think that's possible.

And it's funny when I looked at the question on the paper said, is the property market expected to keep rising flat now to go backwards?

My short answer would be yes.

It'll be one of those.

But the other thing too, is it so much of, often when people ask me about the property market and residential property, my instinctive response is, well, which one?

You still can get quite a lot of diversity between different states and regions and cities and

I think that's true is that you can – this idea that you can't go wrong with bricks and mortar is not true.

You can go wrong with bricks and mortar.

Like any longer-term investment, you can go wrong with it.

I grew up on the Gold Coast for my sins.

I didn't become a property developer.

But I did find it quite funny is that the Gold Coast has always been the place that people move to.

I used to joke that the definition of a long-term Gold Coast resident was someone who moved there from Victoria five years ago.

And so consequently, there's a whole range of people who don't have a longer-term perspective of how that market behaves.

And so there's people who think, well, you can't go wrong with Gold Coast property.
